How exactly does a Real estate professional determine the current market value of your home?
It’s all starts with extensive research, an eye for detail and being objective and subjective all at the same time!
I have years of comparative rate analysis in and out of the industry and love this part of the job.
I start by looking at various sources — including some that only agents are privy to — such as national databases of home values.
Next, I look at comparable properties in the same school district or neighborhood and examine the details. In our industry, we call these “comps.” I look at the amenities certain properties have or don’t… like updated kitchens or bathrooms, decks, pools, acreage and more to help us compare your property to others that recently sold in the same area.
Of course, I pull the most recent tax data and appraisal data for your home as well.
Lastly, yes, I look do actually look at third party sites likes realtor.com and zillow — because I know that most people look at and consider when making the decision to sell. I’ll be honest with you about what you should and should not take away from public sources like these.
